Searching land records before you buy

A patta and a chitta match is not the whole story. Here is what real due diligence on land looks like before money changes hands.

Land deals in Tamil Nadu still go wrong for the same few reasons: a survey number that looks clean on paper but is actually split across owners you were not told about, a classification that does not match the use you plan, or a parcel that is not really one contiguous block once you check the boundaries. All of this is checkable before you sign anything — it just takes patience with records that are not built for quick searching.

What to check before you buy

  • Patta and chitta details, and whether the current holder matches who you are dealing with.
  • Whether the land is wet or dry classification, and whether that fits your intended use.
  • Encumbrance history — loans, disputes or prior sales registered against the survey number.
  • Whether the boundary on the ground actually matches the survey record, not just the number on paper.

Why this is harder than it sounds

Large parcels are rarely one clean survey number — they are often several adjoining numbers with different owners, some of whom may not be actively trying to sell. Piecing together which numbers form one usable, contiguous block, and who legally holds each one, is slow manual work when done by hand across government portals.
